How to choose a fitting configuration

For end-use families

  • Prioritize core livability: daylight, ventilation and storage sequence.
  • Map school/work commute before final unit shortlist.
  • Compare tower position with active amenity zones for noise comfort.

For premium upgrades

  • 3 BHK + 3T and duplex categories offer wider hosting flexibility.
  • Review vertical circulation and privacy between private and public zones.
  • Check maintenance implications of larger layouts.

For investor-led selection

  • Balance ticket size with rental depth in the micro-market.
  • Treat projected yields as indicative, not guaranteed outcomes.
  • Track infrastructure progress timelines for exit planning.

Tata Varnam Floor Plans: Finding the Right Fit

A floor plan is the most honest document in real estate.

Renders can flatter. Location maps can stretch distances. Amenity lists can pad numbers. But a floor plan is just geometry. It shows you exactly how much space you're getting, how the rooms connect, where the light comes in, and whether the kitchen has a window or faces a wall.

Tata Varnam offers one of the wider floor plan menus in North Bangalore right now. That's genuinely useful. But more options also means more decisions. Here's how to think through them.

The Full Configuration Range

The project runs from a 966 sq ft 2 BHK at ₹1.31 crore to a 2,983 sq ft 5 BHK duplex at around ₹4.06 crore. In between, there are multiple 3 BHK variants, duplex townhouses with private lawns or terraces, and 4 BHK row houses at 2,615 sq ft.

That range is unusual. Most projects pick a lane - affordable, mid-range, or luxury - and stay in it. Tata Varnam is trying to serve a young professional buying their first serious home and a senior executive wanting something closer to a bungalow, under the same address. Whether that breadth works depends entirely on execution quality being consistent across configurations. With Tata Housing, that's a reasonable expectation.

The 2 BHK Options

There are two 2 BHK configurations. The first is a 2 BHK + 2T at 966 sq ft, starting at ₹1.31 crore. The second is a 2 BHK + 3T at 1,136 to 1,183 sq ft, priced between ₹1.59 and ₹1.62 crore.

The extra bathroom in the larger variant matters more than the square footage difference. Three bathrooms in a 2 BHK means the master bedroom has an attached bath, the second bedroom has an attached bath, and there's a separate guest toilet. For a couple with frequent visitors, or a young family where both adults need independent bathroom access in the morning, this configuration is significantly more functional than the numbers suggest.

The 966 sq ft 2 BHK is the entry point. It's compact but not cramped if the internal layout is efficient - and on a per-square-foot basis, it's the best value unit in the project.

The 3 BHK Range

This is where most buyers will spend the most time, and rightly so. The 3 BHK configurations at Tata Varnam span four distinct size bands: 1,177 to 1,252 sq ft, 1,443 to 1,492 sq ft, and a 5 BHK duplex at the top end.

The 3 BHK + 2T starting at 1,177 sq ft and ₹1.56 crore is the standout value configuration in the project. At this size, a well-designed 3 BHK should have a proper master bedroom with an attached bath and walk-in wardrobe space, two secondary bedrooms that fit a double bed and a study table without compromise, and a living area large enough for a family to actually use together. Whether this particular floor plan achieves that is worth verifying on the official floor plan page before you book.

The 3 BHK + 3T at 1,443 to 1,492 sq ft, priced between ₹1.94 and ₹1.99 crore, is the sweet spot for families who need more room but don't want to jump to the duplex price band. Three attached bathrooms at this size means genuine privacy for every bedroom - a meaningful quality-of-life upgrade.

The Duplex Apartments

The 5 BHK duplex apartments at 2,892 to 2,983 sq ft are a different category entirely. These are two-floor homes stacked vertically within the apartment tower. Starting at ₹3.98 crore, they are priced accordingly.

For buyers considering this configuration, the key questions are about the internal staircase - its width, placement, and whether it takes a meaningful bite out of usable floor area - and about how the five bedrooms are distributed across two floors. A duplex where all bedrooms are on the upper floor and all living spaces are on the lower floor works well for families with young children or elderly parents who need separate zones.

The Townhouses and Row Houses

These deserve separate attention because they aren't apartments with extra rooms - they're fundamentally different ways of living.

The 3 BHK duplex townhouses, at 1,937 to 2,153 sq ft, come in two variants. The lawn variant has 358 sq ft of private outdoor space at ground level. The terrace variant has nearly 1,000 sq ft of open terrace. The lawn is for families who want outdoor space at ground level - a garden, a place for children to play, a morning coffee spot that doesn't require an elevator. The terrace is for those who want sky - open air, city views, evening gatherings.

The 4 BHK row house at 2,615 sq ft is closest to independent villa living within a managed community. At ₹4.57 crore, it's also the most expensive configuration. But for buyers who have spent years in apartments and want a front door that opens directly to the ground - not a corridor, not a lift lobby - this is the configuration to look at seriously. What to Actually Check in the Floor Plan

When you download the floor plans from Tata Housing's website or request them from the sales team, run through this short list.

Check which bedrooms get natural light and which face an internal corridor or another tower. Check the kitchen - does it have a window, and is there space for both a refrigerator and a tall storage unit without blocking movement. Check the master bedroom - can a king bed fit without making the room feel like a corridor itself. Check the balcony depth - anything under 4.5 feet is largely decorative in Bangalore's climate.

These aren't luxury concerns. They're the difference between a home that works and one that frustrates you quietly, every day.

A floor plan tells you the truth. Take the time to read it properly before you decide.
